Heavy Rolling Loads
For flooring where heavy objects will roll across the floor surface,
such as wheeled carts, furniture with casters and equipment dollies.
Since rolling-type casters on furniture and appliances may damage resilient
flooring, any warranty for such uses rests with the furniture or appliance
manufacturer.
Heavy Stationary Objects
For flooring where heavy objects will remain in a fixed position for
a long time, such as furniture and fixtures.
Recovery From Indentations
When the flooring must have the ability to regain its original shape
after being indented by rolling or stationary loads, such as hospital
beds, table legs, chair legs, and stiletto heels.
Resistance to Gouging
When the flooring surface or wear layer must have the ability to resist
damage from objects that can forcibly cut, groove, or displace material.
High Count Traffic / Traffic Area
For flooring exposed to a great number of people, and/or loads. Floors
in high traffic areas need to be durable and be resistant to abrasions,
gouging, punctures, cuts, and impacts as well as rolling and sliding loads.
The question of life expectancy of resilient floors is very difficult
to determine without specific information concerning the amount of traffic
and the maintenance program, which the floors will receive. Typically
floors are replaced because the interior colour scheme is being updated
or there has been damage done to a floor from sources other than foot
traffic.
It is not unusual for commercial resilient floors to have a life expectancy
of 30 years provided they are maintained properly. The exception to this
is in heavily trafficked areas like a nurses' station where constant traffic
could on occasion wear through the protective coats of floor finish before
new coats are applied as part of a routine maintenance program.
Overall Stain Resistance
When the flooring must have the ability to resist permanent staining
or discolouration from liquids and other substances. This applies to rooms
such as hospital operating rooms, tempera paint in schools, or coffee
in other areas.
If your flooring will be subject to any particular chemicals or substances,
you should conduct adequate testing on the floor covering material in
advance to ensure suitability. On floors where polish is recommended,
tests should be made on polished samples. High quality commercial floor
polish will provide a good barrier to most stains and reagents.

Slip Retardant Flooring
When you require a floor to provide an extra measure of safety for areas
where slips and falls are a concern, such as building entryways and grocery
aisles.
Static Dissipative Flooring
When the flooring must prevent, control and/or dissipate static in sensitive
working environments, such as electronics manufacturing.
An anti static floor can play a major role in preventing and/or dissipating
static electricity in sensitive environments.
Maintainability
This is a subjective term referring to your floor's ability to be kept
clean.
Urethane coatings can improve initial maintenance and delay the onset
of costly maintenance procedures.
Following the recommended maintenance program is the key to a long life
for commercial flooring. Walk-off mats, sweeping, mopping, polishing and
buffing protect both the floor and your investment.
Before establishing a maintenance program for your commercial flooring,
consider the following questions:
- What are the end user's expectations?
- Where in the building will the flooring be installed?
- What are the volume and type of traffic and soil to which the floor
will be subjected?
- What special traffic or footwear situations exist?
- What is the colour of the flooring and the desired finish (low or
high luster)?
- What floor cleaning equipment is available for maintenance?
